Manilva is one of the coastal municipalities where house prices have risen the most

-

According to a recent report by Tinsa, a leading property consultancy, house prices in coastal municipalities rose by 5.7% year on year in the first quarter of 2024, reaching an average price of €1,740/m2.

This increase is significantly higher than the national average rise of 3.3% for the same period. However, within the holiday home segment, the rise in prices was slightly lower, at 3.9% year on year.

The report «Vivienda en Costa 2024», produced by Tinsa, analyses the property market in detail in more than 250 coastal municipalities, offering a valuable perspective on the evolution of prices, supply and demand in this segment.

Manilva: a booming market

Manilva is among the coastal towns that have seen the largest increase in house prices over the past year. According to Tinsa data, prices in Manilva have risen by 11% in the last year, positioning it as one of the most attractive areas for property investment on the Spanish coast.

Factors driving the market

The strength of the coastal property market is attributed to several factors, including:

  • Sustained demand: Demand for homes in coastal areas remains strong, driven by both Spanish and international buyers.
  • Limited supply: The limited availability of developable land in coastal areas helps to keep prices high.
  • Tourist appeal: The Spanish coasts continue to be a highly attractive tourist destination, which generates constant demand for holiday homes.

Outlook for the future

Despite the recent slowdown in activity, the outlook for the coastal property market remains positive in the medium and long term. Sustained demand, limited supply and the tourist appeal of the Spanish coast are factors that will continue to support market growth.

Investing in property on the coast

For those looking to invest in property on the Spanish coast, Manilva presents itself as an attractive option because of its strategic location on the Costa del Sol, its leisure offer with events for all ages and its 8 kilometres of beaches.

However, it is important to carry out a thorough analysis of the market and to consider factors such as the specific location, the type of property and market conditions before making an investment decision.

In short, the Spanish coastal property market has shown its resilience in the face of the recent slowdown, and Manilva is positioned as one of the most attractive areas for investment.

The rental market is also rising

Holiday home rental prices recorded an average increase of 8.9% year on year in the first quarter of 2024, according to the National Statistics Institute’s (INE) Tourist Apartment Rental Price Index (IPAP). The trend is somewhat below the double-digit surge recorded in the same period of 2022 and 2023, but still strong.

In real terms (excluding inflation), this year-on-year increase stands at +5.8% and reflects a clear upward path in holiday rental prices, from +3.1% year on year in the first quarter of 2022 and +5.1% year on year in the first quarter of 2023.

Since the return of mobility after the pandemic, prices for seasonal rental homes have shown a stronger upward trend than purchase prices. Tinsa’s technical network indicates that almost three quarters of the coastline are seeing increases of between 5% and 30%. The average increase in holiday home rental prices is estimated to be close to 10%.
