Manilva among the Andalusian municipalities where second-hand property prices are soaring the most

-

The municipality of Manilva has recorded a year-on-year increase of 34.8%, behind only Motril, according to the latest report from the property portal Fotocasa.

The property market continues its climb in Manilva, making it the second town in Andalusia where the price of second-hand housing has risen the most over the last year, with an increase of 34.8%, surpassed only by Motril, which tops the regional ranking with a rise of 42.3%.

This emerges from the latest Fotocasa Property Index, which shows that Andalusia maintains a strong upward trend in the price of used housing. Although there was a slight monthly fall of 0.6% in July, the year-on-year increase reaches 13.9%, placing the average price at 2,973 euros per square metre.

This increase means that a typical 80-square-metre home now costs 29,017 euros more than a year ago. On average, the price has gone from 208,835 euros to 237,852 euros.

In the case of Manilva, the growth of 34.8% reflects the high demand that the municipality continues to see, driven by factors such as its location on the Costa del Sol, its appeal to Spanish and international buyers and the limited supply available.

Fotocasa’s Head of Research, María Martos, explains that the slight monthly fall is down to a one-off adjustment and that the underlying trend remains clearly upward. According to the expert, as long as supply remains insufficient to absorb existing demand, prices will keep rising, although at a more moderate pace.

By province, Málaga remains the most expensive in Andalusia in which to buy a home, with an average price of 4,651 euros per square metre, well above the regional average.

The data confirm that Manilva continues to establish itself as one of the most dynamic property markets in Andalusia, a situation that boosts the value of properties but at the same time makes access to housing increasingly difficult for many residents, especially young people and families on middle incomes.

In this context, Manilva Town Hall has begun to promote measures to try to ease the problem. Last April, the Board of the Urban Planning Office approved the project to build more than a hundred protected-price homes in the Coto del Real area, a development intended to make it easier for residents of the municipality to access housing.

The governing team has indicated that this action is part of a strategy to expand the supply of protected housing in Manilva. In addition to this development, the Town Hall has announced that it continues to work on identifying new land and on developing future protected housing and social rental initiatives, with the aim of responding to one of the main concerns of the population in the face of the continuous rise in property market prices.
