The Altos de Manilva development, a gated residential complex of four blocks, will go on the market in the coming weeks with prices starting from €235,000.
The upper part of Los Hidalgos will soon gain a new residential development of 88 homes. Under the name Altos de Manilva, the project is being built on a plot of 12,683 square metres and is organised into four independent blocks of 22 apartments each, spread over four floors above an underground car park level that guarantees a private parking space for each home.
The complex, of contemporary architecture designed by the studio Liev Rodríguez / Arquitectura, opts for clean lines and a natural integration with the Mediterranean landscape. The layout of the blocks aims to create a sense of privacy and tranquillity without giving up the connection with the surroundings: the beaches of Manilva and the appeal of the area, located between Estepona and Sotogrande.
Three types, all with one bedroom
The development is built around three types of home, all of them with one bedroom and one bathroom, with an open-plan kitchen integrated into the living-dining room.
The 24 ground-floor homes with a garden offer an average of 96 square metres of built area —39 interior and 57 terrace— plus an average of 51 square metres of private garden. Their average price is €289,161, equivalent to around €3,000 per square metre built.
The 48 first- and second-floor apartments average 68 square metres of built area, with terraces of between 20 and 45 square metres. With an average price of €280,514, they are the most competitively priced type by volume and the one with the lowest starting price in the whole development: €235,000.
The 16 penthouses are the most exclusive type, with an average of 99 square metres of built area and terraces reaching 102 square metres in the largest units. Their average price is €351,546.
Overall, the average home in Altos de Manilva comes in at €297,089 and 81.7 square metres of built area, with an overall ratio of €3,636 per square metre. Prices also vary by block, ranging from €251,750 in block four to €405,640 for the largest penthouse in block one. Nine of the 88 homes are already listed as reserved before the commercial launch.
Communal areas and specifications
The residential complex includes an outdoor swimming pool with a relaxation area, a padel court, an outdoor gym, a children’s play area and extensive landscaped gardens with automatic irrigation. The homes are delivered with a kitchen fitted with Balay appliances, Roca sanitaryware and taps, centralised ducted air conditioning, PVC exterior window frames with double glazing, fitted wardrobes and wood-effect laminate flooring. All blocks have a lift and barrier-free access.
