The Urban Planning councillor Marcos Ruiz reports on one of the matters discussed at the GEUMA relating to unit AL-5 “Camping Chullera II”.
This is a strategic and exceptional sector because of its beachfront location, covering 32,399 m², in which the steps laid down in the General Plan are being taken with the initial approval of its reparcelling.
It will have an area of 13,910 m² for residential construction by a company, which entails significant compulsory cessions to the municipality.
Among them is an Endesa transformer substation. In addition, 1,170 m² will be allocated for a municipal building.
12,838 m² will be green space with children’s play areas, forming a transition between the residential development and the seafront promenade. A further 551 m² will go to the promenade itself, which will be extended in this area.
In addition, according to Ruiz, the plot will also be provided with another 4,289 m² set aside for public roads and a service road running parallel to the A-7.
Therefore, of the total 32,399 metres, the construction company keeps 13,910 metres for residential use, in addition to paying 10% of the development rights, and the rest is ceded to the Town Hall.
The next step towards final approval will be to give the green light to the urbanisation project, which will be taken to the next Management Board meeting.
